Zoning Rules


  • All buildings East of Hicks St, between Congress St and Summit St can only go up 6 stories high with a maximum floor to ceiling height of 12 ft.
  • All buildings East of Hicks St, between Congress St and Summit St must have a setback of 15 ft above 75 ft of the height constrain with a maximum of 3 stories with a maximum floor to ceiling height of 12 ft. This setback must follow the property line.
  • All buildings East of Hicks St, between Congress St and Summit St must have a setback of 15 ft above 110 ft of the height constrain with a maximum of 3 stories with a maximum floor to ceiling height of 12 ft. This setback must follow the property line.
  • All buildings East of Hicks St, between Congress St and Summit St cannot exceed a maximum height of 150 ft.
  • All buildings within a 100 ft of Hicks St between Congress St and Summit St must leave space for a sidewalk at least 15 ft wide.



  • All buildings within Hicks St, between Congress St and Summit St can only go up 5 stories high with a maximum floor to ceiling height of 12 ft.
  • All buildings within Hicks St, between Congress St and Summit St must have a setback of 10 ft above 60 ft of the height constrain with a maximum of 4 stories with a maximum floor to ceiling height of 12 ft. This setback must follow the property line.
  • All buildings within Hicks St, between Congress St and Summit St cannot exceed a maximum height of 110 ft.



  • All buildings within a 100 ft to the west of Hicks St, between Congress St and Summit St can only go up 4 stories high with a maximum floor to ceiling height of 12 ft.
  • All buildings within a 100 ft to the west of Hicks St, between Congress St and Summit St must have a setback of 15 ft above 50 ft of the height constrain with a maximum of 3 stories with a maximum floor to ceiling height of 12 ft. This setback must follow the property line.
  • All buildings within a 100 ft west of Hicks St, between Congress St and Summit St cannot exceed a maximum height of 90 ft.

Incentives

  • Any buildings that provide any public green spaces will be allowed one more floor for it's occupants. 
  • Any building that provides 100% renewable energy for it's occupants will be required to pay less taxes.
  • any building that provides public services for the public such as homeless shelter, clinics, and such things will be able to override the setback rule as well as add an extra floor with the given constraints.
  • Any building that provides store front space for the community on the ground will be allowed one more floor with the given constraints.
